We have 4 en-suite light and airy rooms available, furnished to a high standard. All our rooms have T. V. and tea/coffee making facilities .In addition we have a quiet seating area for guests to use for reading or just to relax and watch our tropical fish!
Room 1
Our deluxe room is a large spacious room with king size bed and two further beds.This room can accommodate up to four adults.
In this room we have Freeview T. V. and video facilities including a selection of videos to suit all of the family.
Room 2
Our twin bedded room, that can also be made into a super king double. This room lights up with the early morning sun and as such is decorated in pale yellow with light bedding. A wonderful room to welcome a new day.
Room 3
This room overlooks the courtyard and is decorated in shades of cream with a king size bed. Adding to the versatility of the room there is an upholstered chair bed that can comfortably accommodate an adult.
Room 4
The Snug
The Snug is a double en-suite room situated next to Manor Farmhouse, on ground floor level. Guests have their own private access affording greater privacy. Being a small room with under floor heating and a really comfortably sprung bed, gives the room it's name.

Relax and unwind, watch the tropical fish, read a book or fellow guests bird reports. Find out what's on in and around Wells-next-the-Sea. The seating area , front garden and garden furniture is available to all our guests.
